I know you don’t want to sell your home for less than it is worth but if you need to sell fast, consider this!

With your agent’s guidance, price your home slightly under market value, and then refuse access to ANYONE until your REALTOR holds an open house the first full weekend on the market. (Flashback – the week before listing, have your home looking good, staged if possible, so your agent can take great photos!) Then many buyers and buyer’s agents will attend the open house and are eager and excited to see this well priced home. And now the REALLY good news is a BIDDING WAR could ensue and your home may end up selling for fair market value or more! While there are no absolutes in real estate, odds are your home will sell faster and for more than your neighbor’s home which was priced above market value. Cool!
